1021-23 S 10th Street
This distinctive Italianate-style double storefront building was constructed
in two stages between 1884 and 1896. The building originally housed the
Hoppe Grocery in later years the building was referred to as the Long's
building, so named for the Long's Cleaners that operated there for many
years.
The two story building features largely intact store fronts on the 1021 side with large plate glass windows which are currently boarded. There are also recessed double leaf wooden entry doors on the 1021 side. The 1023 side has partial storefronts and will need reconstruction due to the replacement of the brick corner pier that occurred a few years ago. The 1021 side will provide an excellent "model" to guide the new owner in maintaining the historic façade. There are ornamental cast iron columns on both sides that are in remarkable condition. Arched two over two, double hung windows are located on the second floor and are positioned between brick pilasters. A highly ornamental bracketed tin cornice conceals the parapet on the front façade believed to be done by local tin craftsman Alex Whalen.
The Hoppe Grocery building will require complete restoration. The building is in need of a new roof and will require repairs caused by previous water damage. The brickwork under the stucco appears to be in very sound condition. Property does have a newer electric meter base and weather head and all city utilities are available. There are Two Commercial units facing 10th street and one smaller storefront facing Seneca. The building was built with two residential units on second floor. The building has been cleared out and gutted and ready for restoration.
The Hoppe Grocery is located in Patee Town within St Joseph and is the northeast anchor to the historic Patee Park. Several festivals are held in the park every year. It is in very close proximity to the Pony Express Museum, Jesse James museum, antique malls and other "high traffic" tourist sites. There is considerable restoration work taking place in the area both commercial and residential. This building offers great opportunities for retail such as restaurant, antiques mall, deli or other business catering to the tourist trade, with residential opportunities above.
